2.    Non- RERA registered properties: One should always buy property which is RERA registered to avoid any consequent problems. Buying a non- RERA registered property will put you on weaker side if you wish to approach RERA to file a complaint for grievance. RERA has made it mandatory for developers to quote the registration number in all their promotions, which means they cannot advertise a project unless it is registered with RERA.

 

3.    Very small unit- size: in the current times, most realty players are trying to provide competitive prices to attract buyers. However, it is important to ensure that one checks the carpet- area provided by the developer. At times, 1 or 2 BHKs provided are too compact and may not be suitable for a large family.

Hence, one must always keep a range of unit- size in mind basis their requirement and ensure the project they zero down provides the same.

4.    Unpleasant Vicinity: One thing that is often left off from  the buyer’s checklist is due diligence of the vicinity.Bad locations affect the resale value of a property adversely.

Buyers should avoid buying homes situated in high crime vicinities or near an industrial area. Privacy and safety should not be compromised while making the purchase. A good neighborhood with well- developed social infrastructure always makes a huge difference as it directly affects the value of the property.

5.    Disputed Property: One of the most crucial steps is conducting a detailed check on the credentials of the developer and the property before making a decision on purchase.

A buyer should be careful because there are times when a disputed property is sold illegally without informing the buyer. One must take help from a real estate consultant or a lawyer who can help verify the authenticity of the property and ensure the legal titles are clear.
